A Buyer's Agent is a professional who represents the buyer exclusively throughout the entire property acquisition process: from defining the search profile to signing at the notary.
It's the key difference from a traditional estate agency. An agency is paid commission by the seller, and therefore acts in the seller's interest. A buyer's agent is only paid by their buyer client, which removes any conflict of interest when assessing a property or negotiating its price.
We work across the whole of Mallorca —Palma, Puerto Andratx, Pollença, Santa Ponça, Sóller, Calvià, Alcúdia and the rest of the island— with access to listing portals, our professional network and off-market deals. We filter the market before proposing a viewing, and negotiate on your behalf with the judgement of someone who knows the Balearic market from the inside.

Six Stages, One Point of Contact
The same process from start to finish, set out in the service agreement we sign before we start searching.
Interview and Search Profile
We meet you in person over a coffee, face to face and without rushing. For us, a genuine personal connection and good rapport between advisor and client are the foundation of a search that actually works. Together we define location, property type, budget, purpose and absolute deal-breakers, and put the profile in writing.
Search and Shortlisting
We prospect continuously across portals, our professional network and off-market deals. We visit each candidate property ourselves first, before you do, to make sure there are no surprises. For each one we produce a detailed report assessing its suitability against your profile and expected return.
Viewings
We coordinate and accompany you to viewings of the properties that make it through shortlisting, with all the information already analysed beforehand.
Financial Analysis of the Deal
We put together a complete financial analysis: gross and net yield, cash flow, indicative taxation and estimated IRR over several years, so you can decide with data whether the deal is a good investment for you.
Negotiation
We design the offer strategy and negotiate on your behalf. On average we secure between 5% and 20% off the price listed on the property portal.
Signing and Completion
We advise you on the reservation/deposit contract and the paperwork beforehand, and accompany you to sign the deposit contract and the public deed with notaries we trust, checking that everything matches what was agreed.

The search is charged as a fixed fee. Coordination of external technical services is invoiced separately, always with your prior approval.

Full Transparency
Clear Fees, No Surprises
Two components, both agreed in writing before we start the search. We never receive payment from sellers, developers or agencies.
Search Fee
Calculated on the maximum purchase price stated in your profile. It covers the entire search, viewings, analysis and support through to completion, regardless of time spent.

Negotiation Incentive
On the difference between the seller's initial price and the final price achieved. Zero if there's no price reduction: we only get paid if you save.

The initial asking price is evidenced by the published listing, the seller's instruction note, or the seller's written offer — never by unilateral judgement. For off-market deals, you confirm the reference price in writing before we negotiate.
